RICS Level 3 Building Survey
A Level 3 survey provides a much more detailed and comprehensive assessment of the property and is typically recommended for:
- •Older properties, usually those built before 1930
- •Properties that appear to be in poor condition
- •Homes that have been extended, altered, or significantly modified
- •Buildings of non-standard construction and those that are listed
This survey involves a more in-depth inspection of the structure and fabric of the building. The report explains defects identified, their likely causes, the recommended remedial approach, and the implications if repairs are not carried out. Where possible, guidance is provided on the priority and likely timescale of repairs, helping buyers understand the practical implications of the findings.
For Level 3 surveys, NR Surveyors also utilise drone imagery where appropriate. This allows high-level elements such as roof coverings, chimney stacks, and other areas difficult to inspect from ground level to be viewed in greater detail. Drone imagery can help identify defects that may otherwise remain hidden and provides clear supporting evidence within the report.
As with our Level 2 surveys, the report is supported by extensive photographic evidence to clearly illustrate the findings.
